Reservations

Reservations made are subject to availability and payment confirmation.

To confirm the reservation, the guest must make the respective payment, in accordance with the provisions for each accommodation.

The values of reservation fees, cleaning fees or others are those announced at each time on each accommodation page.

If the property is damaged, guests must inform it so that the amount to be charged can be assessed.

The reservation will be subject to cancellation if an authorization to retain the deposit amount is not possible, so it is important that the guest makes sure that their credit card is valid and has sufficient funds. If the deposit cannot be retained, you will be notified by email  and will have 12 hours to try using another payment method.
All prices include VAT at the current legal rate.

Payment for reservations can be made with an American Express, Visa or MasterCard credit card.

Guests are also subject to special rules available at each accommodation.

After completing the reservation, the reservation holder will receive an email and/or SMS from SalmarAlojamentos with the reservation confirmation and with important explanations about the accommodation and information about additional services (such as transfer service or extra cleaning service).

Guests will be asked to fill out an Accommodation Bulletin, which is extremely important for preparing their stay.

The Accommodation Bulletin will specifically request the arrival time, the total number of people accommodated – so that we can provide the right amount of bed linen and bath towels – as well as mandatory information regarding foreign and border services.

Guests must indicate the exact number of people in the Accommodation Bulletin. The number of guests specified in the reservation cannot exceed the number of guests present in the accommodation. If the number of guests exceeds the limit, SalmarAlojamentos reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid.

SalmarAlojamentos cannot assume any responsibility for incorrect or non-completion of the Accommodation Bulletin.

Any attempt to change and/or violate the original information will invalidate the Accommodation Bulletin and will be subject to cancellation of the reservation.

After booking confirmation, the following fees will apply in case of cancellation:

a) The guest will pay 50% of the total reservation value, in case of cancellation up to 30 days before check-in.

b) The guest will pay 100% of the total reservation amount, in case of cancellation less than 30 days before the check-in date.

If an overbooking situation occurs (i.e., simultaneous reservations in the same accommodation) in the accommodation reserved by the guest, the guest expressly acknowledges and accepts that SalmarAlojamentos relocates the reservation to an accommodation of the same category (in any case, ensuring that the quality of the Accommodation provided is not inferior to the Accommodation reserved by the Customer), at no additional cost to the Guest, and without, for this reason, being entitled to any compensation from SalmarAlojamentos.

Smoking is not permitted inside the accommodation.

Pursuant to article 45.º no. 1, subparagraph a) of the Convention for the Application of the Schengen Agreement, the accommodation of foreign citizens must be reported to the foreign and border services, thus including all those who are not nationals Portuguese.

For the purposes of the previous paragraph, all guests with foreign nationality must provide all information relating to their identification, by the maximum deadline of the check-in date, through the Accommodation Bulletin.

Guests must notify SalmarAlojamentos of any damage to the accommodation, contents, equipment or accessories that occurs during their stay, even if the guest considers the damage to be normal wear and tear and not their fault. If the guest does not inform SalmarAlojamentos about such damages, they may be held responsible for them.

Additional services

SalmarAlojamentos offers several additional services to guests, such as private transfers, cleaning and laundry services, cribs, some tours and activities.

All additional services are available upon request and are subject to confirmation of availability.

SalmarAlojamentos is not responsible for any services provided by external suppliers.

Check-in and Check-out

Upon check-in, identification documents will be requested from the person responsible for the reservation, as well as from all foreign guests, for the purpose of confirming the information provided.

Unless otherwise agreed, the accommodation will be occupied on the check-in date between 4pm and 6pm.

In case of late check-in – from 6pm – the automatic check-in service may be available, and the guest must confirm this possibility in advance with SalmarAlojamentos. The automatic check-in service depends on guests completing the Accommodation Bulletin in advance.

For late check-ins, and when it is not possible to provide the express check-in service, a fixed fee of €30 will be charged, which must be paid at check-in.

Check-out is until 11:00 am and all guests must leave the accommodation at the scheduled time. Guests are asked to provide their desired check-out time so that a member of the SalmarAlojamentos team can be present.

If a SalmarAlojamentos member is unable to arrive at checkout, the guest can leave the keys in the key safe. The guest must NOT leave the keys in the door lock.

If the guest refuses to leave, SalmarAlojamentos reserves the right to enter the accommodation, remove their belongings, change the locks, and take other measures that may be necessary. (The guest will be responsible for the costs of such action).

Any changes to departure and arrival dates and times must be confirmed by SalmarAlojamentos. If there are delays, without prior notice and without confirmation from SalmarAlojamentos, an amount corresponding to the price of one night will be charged.

Guests must return all keys upon check-out.

Additional fees will apply for lost keys or lockouts. Fees are charged as follows:

Lost Keys (price per key) – 30 euros

Emergency visit (between 9am and 6pm) – 10 euros

Emergency visit (between 6pm and 9am) – 25 euros

If it is necessary to hire a locksmith service, the guest will be responsible for the total amount charged by the operator.

The service provider's fee is based on complexity, materials, time spent and other variables.

SalmarAlojamentos is not responsible for any items left inside the apartment after the guest leaves. Any belongings found in the apartment can be returned upon request. The guest is fully responsible for all expenses related to the process of returning their belongings.

Cleaning, sheets and towels

Accommodations will be cleaned before guests arrive. The SalmarAlojamentos basic service includes a set of towels, bed linen and some toiletries for each reservation.

Additional cleaning services and products, including linen and towel changes, are available for an additional fee.

Guests must keep the accommodation as organized and clean as possible, handing it over at check-out in the best clean condition so that SalmarAlojamentos  can receive the next guest.

Guests must not leave rubbish inside the accommodation, next to the door or outside the building door (when applicable) and must use the rubbish bins on the street designated for this purpose.

Equipment, furniture and accommodation items

If any device does not work, or if the guest is not sure how to use any equipment in the accommodation, the guest must contact the host responsible for SalmarAlojamentos.

No changes to the accommodation or its contents are permitted.

All items found in the accommodation belong to the owner and must not be moved or removed from the property during the stay.

Maintenance and special orders

Any and all problems within the accommodation (e.g. electrical problems, equipment malfunctions, water leaks) must be immediately reported to SalmarAlojamentos by email or telephone. Depending on the problem, resolution may take up to 72 hours or longer if you rely on third-party services.

Respecting guest privacy, SalmarAlojamentos reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.

Extra beds and cribs can be requested in advance but are limited to current availability.

Noise, illegal activity, security

According to the law, the night rest period is between 10pm and 8am, so guests must remain silent.

Guests must not disturb neighbors, particularly when opening or closing the accommodation door or the door of the building where they are located (when applicable).

Reservations for illegal or immoral activities are not accepted.

The guest whose name appears in the reservation confirmation email will be responsible for the behavior of the entire group and agrees to avoid any illegal activity.

Guests are not allowed to invade the owner's privacy or post anything that could allow third parties to identify the property address or the owner's identity (even if such information is already in the public domain).

Guests are solely responsible for their own safety during their stay at SalmarAlojamentos. Guests must listen to any instructions or explanations provided by SalmarAlojamentos at check-in.

If a guest becomes aware of anything during their stay that they consider to be a risk to health and safety, they must immediately inform SalmarAlojamentos. When leaving the accommodation, guests must make sure to leave gas appliances turned off, windows closed, air conditioning, central heating and lights off.

Responsibility

The SalmarAlojamentos service is legally limited to accommodation and relationships with guests during their stay. SalmarAlojamentos is not responsible for any occurrences outside the limits of the accommodation, such as cleaning and maintenance of the building, external noise, construction, neighbors, or any other matter not directly related to the accommodation itself.

Photos and descriptions of the accommodations are produced by SalmarAlojamentos. There may be minor changes to the accommodations in relation to the photos on the website, without compromising their general condition or amenities.

SalmarAlojamentos will not compensate guests, refund fees, or transfer guests to other accommodations based on their appearance or surroundings. It is the guests' responsibility to ensure, before booking, that the area or neighborhood they choose to stay in is to their liking.

SalmarAlojamentos is not responsible for any damages caused, directly or indirectly, that may occur during guests' stay at the accommodation, such as personal injury, theft, theft or criminal conduct, losses due to fire or misconduct, etc. any deficiencies in the supply of gas, electricity, water, telephone or internet.

All robberies, thefts or any criminal behavior must be reported by guests immediately to SalmarAlojamentos, as well as to the competent police or judicial authorities.

SalmarAlojamentos is not responsible for potential delays, accidents, losses or changes to schedules or rates that are related to the services of our partners. SalmarAlojamentos is not responsible for errors and/or omissions, false statements by third parties, disputes between a guest and third parties, or for the content of external links different from the one in which the reservation was made.

In the event that guests do not comply with these terms and conditions, or in the event of misconduct on the part of guests, SalmarAlojamentos reserves the right to demand that they leave the accommodation without any compensation or refund of fees paid.

Legislation and fortuitous events

This agreement is signed between the guests and SalmarAlojamentos, which is duly authorized to provide the rental of the accommodation. This agreement gives guests permission to occupy the accommodation for the agreed period and terms.

Guests are not tenants of the accommodation and do not have exclusive ownership of the accommodation. In the rare event that a reserved accommodation becomes unavailable.
